In its place of listing warnings, do’s and don’ts, let me to share how I interview and choose a real estate agent.

Number one on my list is to find an individual who makes me feel at ease. Buying a house can be complicated and draining at phuket real estate times so why complicate it by employing a real estate dealer you don’t feel happy with.

It is a pride how many house buyers I survey working with agents who are not matched well to them. The dissatisfaction is discussed for weeks, months and sometimes years after moving into a home.

I believe that buying a home should be fun and exciting. After all it will probably be the most significant and most expensive purchase that you are ever going to make. So why not work with someone that you feel comfortable with since you are likely to be in contact with them on a daily or weekly basis for several months.

Second I am looking for an agent who has my best interests in mind. But how do I know if a real estate broker is truly interested in my personal well being and not simply concerned with making the sale? There are several indications.

Does this agent listen to me? If your agent doesn’t directly address your concerns and questions, this may not be the real estate agent for you.

Does your prospective real estate representative talk first and ask questions later? This is another indication of whether your best interests have been kept in mind. Every great agent listens to what’s on your mind after they ask what is important to you.

Expired Good Domain Names Are Real Estate To Keep On Watch Always

Let’s face it that expired domain names are valuable just like real estates. The biggest problem that will hit e-commerce businesses is the shortage of good dot com names. In the near future all the good ones will be taken.

But wait a minute…we won’t have a problem getting them. Why? You see not all the owners will maintain them and at one point they will abandon them by not renewing them. So, if they expire are they thrown away as garbage since they are unfit for use? Nope, they will be still fit for human use.

Before it’s available for fresh registration, it has to undergo some stages. First there will be a grace period of 30 days and at this period it can be renewed at the normal renewal price. After the grace period is over, it will be placed into 30 days redemption period.

After the redemption period, there will be 5 days on which it will be deleted from registrar records.  ICANN will drop it from its database there after there will be no Whois information regarding it. Now it’s available and anybody can register it to become the rightful owner.

Note that the grace period and redemption period is meant to safeguard the owner from losing it and once it enters this stage the fees to renew it will be significant. Many dealers are keeping their eyes glued on their PC screens. They are watching on good expired domain names that have just been made available for fresh registration. They find them to be viable business.

These dealers use software programs and services that email them daily these domains. After getting them, they appraise and register good ones. They later sell them at high prices.

As a new website owner, it will take time for your site to rank well on search engines. Again, you will be required to do a lot of marketing for it to be popular and this needs a substantial amount of money. Instead of undergoing all this, you can simply buy an expired domain name and use it on your site.

Again, it can be directed to your existing site if you had early on registered a bad quality domain name that is not getting the anticipated results you’re expecting. By doing this your site performance will greatly improve.

But before you rush and buy one, it is better you evaluate it first. Here are the factors to consider:

Consider the type of extension it has. A dot com works best because it’s popular among surfers.

Consider the inbound links. Are they from reputable websites?

Does this name qualify the good traits of a domain name?

Was it used by a site that was regarded as a spam by the search engines? If yes, avoid it.

Real Estate Agent Training Pt 1 – Are You Creating Keyword Loaded Domains?

I am creating a series of articles to help real estate agents find and achieve success online.

Most agents I meet or run into, have a weak, if any at all, online presence.

Many agents have a website but they have no idea if it is working or how to go about getting it to generate leads for them.

Here is Real Estate Agent Training Pt 1 – Are you creating Keyword Loaded Domains?

Having a web address that represents your personal name is great for legitimacy, social proof, your Bio etc, but driving traffic to it might just be a waste of time and possibly money. We all have egos but you have to sit back and look at the point of view of the web surfer.

Does this person care about you? Probably not. Do they think your $10,000 website is pretty? Maybe…

All they really care about is “how can you help me right now!”

Face it, Real Estate Agents and Real Estate Websites are a dime a dozen. (I feel slaps from some readers about now) You have to stand out, deliver the goods and get their contact info!! THAT IS IT!!!

If you are farming for buyers, say on craigslist, you don’t want to drive that traffic to your “homepage” as most people will not even read your stuff for more than 30 seconds.

It is MUCH better to drive traffic to a “Squeeze” page that has a keyword loaded domain name, give them some inspiring tips, offer free “special report” or whatever, and get the surfer to give you their name and email address so they are added to your email list.

Now I know what you are thinking “All the good domain names are already taken!”. I say “No way man!”, and here’s why.

I am not talking about paying big bucks to somebody to buy one, I am suggesting a little research at say GoDaddy, to find your perfect domain name(s).

There are almost endless .com names available, you just have to know how to find and build them.

Did you hear that? Build them.

There are certain words that are ignored by search engines, and you can add this ignored word to a keyword loaded domain name already owned by somebody else, and make it your own. I would be careful and make sure you are not “borrowing” a trademarked name. ALWAYS check to make sure.

A few of the words that I believe have no effect on the search engines are: My, Best, Secret, Big, Super, Top, Total, Buy, Trust, Trusted, Simple.

I am in Phoenix, AZ and would probably immediately search for PhoenixHomesForSale (dot)(com). Of course that is already taken, however

BuyPhoenixHomesForSale (dot)(com) might not be. LOL, I just went to GoDaddy and checked, guess what?, it is available!! Who is Da Man?

I have created my keyword loaded domain name, the search engines will still see the main keywords I know people are searching for, ignore the word “buy”, and I am ready to put up my “Squeeze” (landing) page to entice would be Phoenix home buyers to give me their name and email address.

You can also use dashes (-) in your domain name. I have heard people down the using of dashes in domain names, but it works for me just fine.

A few words that you probably should steer clear of using in your domain name are: Biz, Business, Ecommerce, Store, Professional, Assured, Global, World. UNLESS they are in your companies name!

A thought to keep in mind: You need to divide up your online marketing attempts into “niches”.

Example niches are: new homes, or fix up type homes, golf course homes, investor specialist, homes under $100,000, homes over $1,000,000, etc.

After you decide on what niche(s) to advertise in, go build yourself a great domain name and start getting some leads!

Setting up your keyword loaded domain name(s) is the first step to dominate your local real estate market!

Internet domain names can be considered real estate because they function the same way property does in the real estate market. Some names are used to promote personal businesses or thoughts about the issues that make everyday life interesting and other domain names are used for domaining, which is developing, buying and selling sites to make a profit. It involves establishing a collection of domain names, which can include a variety of topics and criteria. These domain names include marketable groups of words that express a purpose or a product. Most of the domain names end in .com, because most web browsers fill in .com as the default when no extension is specified.

They examine domains using history, pagerank check, popularity, traffic and inbound links to determine the potential value of each individual name in certain markets.

Financing is an important issue as well. The best way to start a domaining business is to buy what you can immediately pay for, don’t finance names. Another financing technique is to add partners to diversify. Partners can increase capital and lower risks, but partnerships can be difficult, everyone has their own ideas about how to make a profit. A better strategy may be a joint venture where everyone’s thoughts and obligations are examined and accepted at the inception of the agreement.

Falling in love with a domain name is dangerous. Emotions can be expensive in business and this type of business is no exception. Stay away from domain names that include hyphens and digits, they tend to devalue the name. Create traffic by getting the names indexed into search engines by placing a link with relevant text on another related website. Forums are great places to trade information and interact with people but buying a domain with forum in the name is worthless without an actual site, unless a buyer is willing to turn it into a site.

Domaining full time is a business and should be handled like one. A legal enterprise, which limits personal liability and financial risks as well as tax liability, might be worth the investment. Use Real Estate Locations For Multiple Domain Names

Did you know that more than one domain name can be used to reference your website? For example, you can have your visitors use either thisrealestatewebsite.com or thatrealestatetdomain.com to get to thisrealestatewebsite.com. There are several methods to accomplish this.

First, you must have your website set up with your primary domain that you use for your visitors and for correspondence (email).

Secondary domains can then be set up to point to your site using URL forwarding (also called domain forwarding, domain redirect, or a URL redirect). You can set up these features when you log in to your domain registrar account (if your registrar offers these services).

Usually the end user will see the URL of the destination (primary) domain. Here are the technical options for a pointer account:

1. Point the secondary domain at the top level (home page) of another web site: This option works well in situations where visitors should see the same content no matter which URL they type in.

Under this option, anyone typing in the secondary domain, secondarydomain.com would end up on the web site for the primary domain, primarydomain.com. The address that would show in the address bar of the user’s web browser would be the primary domain primarydomain.com

2. Point the secondary domain at a sub-folder of another web site: This option works well when visitors visiting the two domains should see different content. This option is recommended for short-term or promotional events, such as advertising a new product.

Under this option, anyone typing in secondarydomain.com would end up at an address like primarydomain.com/subfolder/. In this way, visitors arriving directly to the primary domain would see different content than those connecting via the secondary domain.

Secondary domains are particularly useful for situations where people type your primary domain name incorrectly or you use offline marketing, such a postcards, with specific domain names. For example, you may send postcards to City A and City B. Each city would get a card with a unique domain name listed (ex. “CityARealestate.com and CityBRealEstate.com). But due to URL forwarding, both domains can end up bringing the customer to the same place.

The setup of secondary domains varies from registrar to registrar.

Dan Taylor, 54, an industrial designer in Toronto, stumbled onto his domain riches. In the 1990s, he bought Realtone.com with the intent of developing online content for skin care products. As Taylor’s luck would have it, that was before ringtones became available on cell phones. When Universal Entertainment in Germany came calling for the domain name last year, Taylor sold it for an undisclosed amount.

Venture-capital firms, too, are betting on cheap domain names.

Like a lottery ticket

“It’s like buying a lottery ticket, but the odds are better,” says Ken Carey, 50, a longtime autoworker in Grand Rapids, Mich., and part-time inventor who owns 200 cheap domain name. “All you gotta do is hit the right niche, and you’re well on your way to being a millionaire.”

When a technology is about to take off, if you buy a domain name that pertains to it, the more generic the name, the better its value.

Sometimes, the payoff is huge.

Sometimes, it lands the owner in legal hot water.

A surge in online ads and Web viewing have made cheap domain names a serious business proposition. Online ad revenue is expected to reach $13.6 billion in the U.S. this year, up 14 percent from last year, according to Jupiter Media. Overall, 153 million people in the U.S. use the Web, up 2.5 percent from a year ago, Nielsen//NetRatings says.

“Those who understand domains and what they represent, can and have done very well,” says Schwartz, 52, who sold Men.com for $1.3 million in late 2003, a huge profit from the $15,000 he paid for it in 1997. He bought Property.com for $750,000 last year.

And Schrier, who sold Blue.com for more than twice what she was originally offered, may soon offer advice. She intends to market her formula for getting the most value out of cheap domain names.
